Can you believe the deals out there?  If you have not paid attention you should spend a day with me!! There are homes for sale that have deep discounts.  Of course, some are not in as good of shape as others, but you will get a better price for that type of property.  If ever you've wanted to do some fixing up on a home....now is the time! "I firmly believe that any man's finest hour, the greatest fulfillment of all that he holds dear, is the moment when he has worked his heart out in a good cause and lies exhausted on the field of battle - victorious"   Vince Lombardi Yesterday Packer fans had a huge day!  We were able to beat the odds and bring the Lombardi trophy home to Green Bay!    Why does this seem to be such an important thing?  It was amazing to see the coverage of the super bowl on the entire day.  It seemed to be the real American thing! What can we take from this special day?  Even if you are not a Packer fan (which I can't imagine), there is so much to learn from this one day. What if we all acted and worked as if everyday were our Superbowl?  Can you imagine the accomplishments? I'm so proud of our team as well as all Americans!  We can really learn from this sporting event for our real life.  So go out there and win your Superbowl today and everyday!

Moody's Analytics data has suggested that it makes more financial sense to rent than buy in many U.S. cities, but Moody's chief economist Mark Zandi now says that is about to change. "By mid 2011 and certainly by end of 2011, buying will be superior to renting in most parts of the country," Zandi says.Home prices are expected to fall further, making more homes affordable, whereas rent prices are expected to continue to rise this year. New Law Will Require Carbon Monoxide Detectors in All Homes

On March 10, 2010, Governor Doyle signed into law Senate Bill 415, legislation that requires all homes to have carbon monoxide detectors beginning on February 1, 2011. On February 1, 2011, Wisconsin's new carbon monoxide detector law will go into effect, requiring all homes to have a carbon monoxide detector. Carbon monoxide is a dangerous, poisonous gas, which cannot be detected by human senses. Dubbed the "silent killer", carbon monoxide claims more than 2,000 lives each year and sends more than 40,000 people to the emergency room in the U.S. alone. At high concentrations, carbon monoxide can be fatal within minutes. Twenty-three other states already have laws requiring carbon monoxide alarms in residential properties. This new law will expand the current carbon monoxide detector requirements to all one and two-family homes and parallels requirements for smoke alarms for ease of installation. Specifically, this new law will require carbon monoxide alarms to be installed in the basement of the dwelling and on each floor level except the attic or storage area of both newly constructed and existing homes. For new construction, the alarms must be hard-wired in order to be current with national model safety codes. For existing homes, the alarms can be battery operated and can be multi purpose (smoke and carbon monoxide). Dwellings with no attached garages, no fireplaces and no fuel-burning fireplaces are exempted from this requirement. Similar to the smoke alarm law, the new carbon monoxide detector law does not have a fine or penalty associated with non-compliance. However, all home inspections will be required to check for carbon monoxide alarms.  If a carbon monoxide incident happens in your home without the detector your insurance may not cover the claim.  That would be a very scary thought.  Be smart and safe!

Cheers to the New Year!

“Cheers to a new year and another chance for us to get it right.” -Oprah Winfrey It's just about time to head back to work tomorrow!  I hope you had a wonderful holiday season and spent some quality time with the people who matter most to you!  As I write this blog, I'm trying to figure out where I may have went wrong last year.  I believe I have the same goals as I did last year at this time.   I'm not sure how I failed on my goals but life just happens. This year was a true challenge for many of us.  The economy was tough for many.  The real estate market was challenging for many.  Yet I was fortunate enough to have 56 closings for a total of around $7,500,000.  I am very blessed.  Thank you to those who were kind enough to help me with business! I lost a great friend to cancer this year.  She was only 51.  Cancer really does suck.  There's not too much more to say about that.  I just wish there would be some progress on the cure of this terrible disease. I was blessed with a grandson this year!  I was not ready to be a grandma, I can tell you!  But it is awesome!  It is impossible to be in a bad mood when you are holding a child in your arms!  It's like being a new parent, but so much better. Let's just take one day at a time and be successful with that!  Wishing you and your family a very healthy and prosperous New Year!  Remember what is important!

Baby it's cold!

Our first winter day below zero!  I had forgot how crisp and clean the air is at this temp! Remember though, that it is not safe to be out in the weather for extender periods of time. This is true for you as well as your pets!  But what about the people who are homeless this season? There seems to be more need than ever before.  Please think about sending a check to your local pantry or shelter to help those in need especially around the holidays.  You can make a difference!

Thanksgiving alone?

What are you doing for Thanksgiving?  Chances are good that you are getting together with family and friends for a great, hot meal!  What about those with no family or friends around? What if you would call and ask just one person, who has no one to count on?  Would that not make your Thanksgiving? Would that make that person's Thanksgiving? It's a big circle back home!

I found out last week that my company merged with the other big hitter in the Rock County area to make one huge company that kicks butt in the market share of both Janesville and Rock County!  What does this mean for my buyers and sellers.  Just that we will have more to choose from and more systems in place to help.  I look forward to my new office mates arriving and getting settled in our office.  I also look forward to learning the new ropes of my new company. Change is in the air in this crazy economy...we may as well embrace it and forge on! My new company is Century 21 Affiliated which makes the Coldwell Banker franchise gone in Rock County! The funny thing is I started with Century 21 Affiliated 21 years ago...so I'm back home!

Be more understanding for those involved in the foreclosure mess.....

Today I had a call from the tenant, who occupies one of my listings. She was given notice that her family of 4 will need to evacuate the property by December 23, 2010 because the home was foreclosed as of September 23, 2010. I spent about 40 minutes talking to her about where she will take her family, especially during the holiday season and winter.  This seemed like terrible timing for her and her family. The owner of the home had told her that he had "saved" the house and that she should send him the rent as usual because he had bills to pay as well. I really feel sorry for everyone in these situations.  It's really tough to be caught in the middle of the foreclosure process no matter who you are, I  guess.  For those of you who don't have to deal with this, be happy.  For those of you who do, please have some compassion for all involved!  I'm not so sure it's not going to get worse before it gets better!

Our weather is very questionable most of the time as we never know what to expect.  Maybe that's how life is too!  Just when you think you have it figured out, it changes.  So, go out and enjoy this beautiful day and do something productive for someone else...and yourself. We had a large number of purchases at the end of the tax credit on April 30, 2010. Those need to close by June 30, 2010 for the buyer to take advantage of the tax credit. This credit did NOT get extended. Purchases are up from last year in volume. Coldwell Banker-Success is enjoying a 26.1% of the market share. I have closed over 3.5 million so far this year with an average sale of $141,500. It's been a very busy start to the year! New law passed requires all one and two family dwellings to have a carbon-monoxide detector in place by Jan 2011. If you do not have one in your home, it is a good idea to get one ahead of the coming law. It seems that every year someone loses their life because of a carbon-monoxide poisoning. Don't let it be your family. Have you had your home checked for Radon? Radon is a problem in about 50% of all homes in Rock County. LEGAL UPDATE ALERT -for Wisconsin

Wisconsin Supreme Court Upholds Specific Performance As An Available Remedy To Sellers When Buyers Breach the Contract Today, the Wisconsin Supreme Court, in Ash Park, LLC v. Alexander & Bishop, Ltd., held in a unanimous decision that sellers of real estate may seek specific performance of the contract and interest on the purchase price without first pursuing other remedies when buyers breach the contract. In this case, Alexander & Bishop ("the Buyer") breached a contract to purchase a parcel of real estate from Ash Park, LLC, (the "Seller"). The circuit court granted summary judgment in favor of the Seller and ordered specific performance of the contract and also imposed interest on the purchase price from the time of the breach to the time of court's ruling. The Buyer claimed that the Seller was first required to pursue other legal remedies (e.g., a judicial sale of the property) before seeking specific performance of the contract. In addition, the Buyer argued that the Seller should not be entitled to interest on the purchase price or, in the alternative, should be required to attempt to sell the property to another party after the breach has occurred as a way to mitigate damages and offset any interest owed on the purchase price. The Supreme Court rejected these arguments and upheld the circuit court's decision to award specific performance of the contract and interest on the purchase price. Specifically, the court held: A seller may seek specific performance of the contract when the contract specifically provides that specific performance is an available remedy. A seller is not required to demonstrate that other remedies are inadequate as a prerequisite to an order for specific performance. Although a judicial sale and deficiency judgment may be a means of effectuating an award of specific performance, we conclude that this procedure is not mandatory. Rather, it depends on the facts and equities of the case. A seller does not have a duty to mitigate damages when a seller asks for interest in addition to specific performance. Because a duty to mitigate would be contrary to an award of specific performance and would pose practical difficulties for the non-breaching seller, the Court declined to require mitigation when a seller asks for interest in addition to specific performance. The WRA filed an amicus brief in this case arguing that sellers should be able to seek specific performance and interest when a buyer breaches the contract. This year, the WRA has filed briefs in 7 cases -- 5 cases before the Wisconsin Supreme Court, 1 case before the Wisconsin Court of Appeals, and 1 case before the Seventh Circuit Federal Court of Appeals. Fun at the Pitts

Party at the Pitts was a success!  Over 400 local business people got together to unite in a fundraiser for KANDU Industries!  Fun was had by all.  Great food, music and fireworks!  Hopefully this is an annual event as I believe the excitement will only grow!  Good job to those who planned and pulled off this grand event!

Party at the Pitts!

Have you heard?  KANDU is partying at Diane Hendricks' property on May 20th and all proceeds will benefit KANDU. Check out their website for event details and registration (www.kanduindustries.com). Funds will be used to support KANDU's mission and the following programs: Day Services/Memory Care, Return to Work, Supported Community Employment, Navigator Transition Program, Work Services, and more. Due to decreased public funding, KANDU has implemented a more broad based system of generating resources through its Fund Development activities. This event is just one example. Public funding used to represent 80% of our annual operating budget. Today, these funds represent less than 40%. Jobs in and Jobs out

The last of the GM workers have been notified to get to Ohio in a jiffy or loose all benefits.  They were give a total of 3 days to make this decision and to report to work in one week.  This has been a difficult time for many people and hopefully the last wave will accept their destiny and make the best of it.  The good news is they will have a job with benefits most likely better than what they will find if they stay.  The bad news is that we may have another batch of new homes on the market in an already large inventory of homes for sale.  What does that mean to buyers?  Well, I would guess it would be a good time to find a nice home in still a very nice area.  I know there are people moving into town to be hired in at the newly constructed hospital.  Good news for Janesville. If you were just thinking about making that move, this may be the best time!

Does anyone read the newspaper anymore?

Really! Internet or Newspaper?  That is the question.  After being in Real Estate for 21 years, I've seen a shift in how customers are finding their info, obviously!  So, I'm wondering what the future of the newspaper ad is going to be.  I question the buyers that come to my open house to find where they really found out about the open house?  What are you experiencing?  The cost of print advertising is so high that it almost is an eliminator right there. I guess I wouldn't mind paying the extra dollar if I thought it really was a worthwhile thing for a seller? The younger generation of buyers has never even read a newspaper.  That is really a weird thought. Is there a clear answer?  I wonder?

I'm getting reading to head out for 2 open houses today!  One is a great tri-level between Janesville and Evansville on 1 acre for $199,900.  The other is a great family home on 1/2 acre in Evansville with 3-4 bedrooms and a 2 car garage for $149,900.  Both are really nice homes in great locations...close to Madison and Janesville for a work commute! Squatters Moving Out Of West Side Home

Squatters Moving Out Of West Side Home Family Moved Into House Under Foreclosure Two Weeks Ago So another update!  The police arrived this morning and asked the family to move out.  A moving truck has been ordered and the family is moving.  No charges have been made. Just when I thought I had enough to do, I now will have to drive by my vacant listings to make sure no one has moved in! This is a crazy!
